Tips for Getting Your Home Ready (Selling Your Home)


How to Prepare for Listing…

So you’re thinking about selling your home and making the big move, but you’re feeling overwhelmed by the task at hand? Here are a few helpful tips that might make your life less stressful:

When a home buyer walks into your home, they usually can tell whether they like it within the first 30 seconds. Your first impression is the most memorable feature of your home. That’s why creating a clean living space is #1 on this list. Instead of putting all of your money into renovations (not to say that’s not important), simply clean! Most people these days can see past the outdated appliance package if you’re living in a clean environment. It essentially tells the homebuyer that this home has been “kept up” in the time frame that you’ve lived there.

 

 

The second focus of cleaning is decluttering. Now’s the time to start three pilesGive, Sell, or Toss. At some point, you may have been advised to take down all of your personal pictures so that the buyer doesn’t see who you are while walking through your home, but it’s nice to see a few pictures throughout the home. It creates warmth and is more inviting to know that these homeowners have loved the home. Don’t overdo it by any means, but a modest amount is sufficient enough to create that ambiance. However, you should box up knick-knacks that can clutter surfaces and distract buyers from your beautiful home.

Fix It!

It’s understandable that you’d want to avoid making repairs, but it will save you time and money in the long run. If you don’t address the issue now, you can guarantee that it will come up during the “home inspection” period or even when a buyer is placing an offer to purchase your home. Minor headaches like leaky faucets and finicky toilets can become major headaches and don’t count as significant repairs. Major repairs typically are either fixed by the homeowner up front or negotiated off of the purchase price if the seller is not willing to put any more money towards fixing them prior to selling. Whatever you decide to repair or not to repair, you must DISCLOSE this to the potential buyer on a special sheet called the “property condition disclosure”. This informs the buyer of any adverse facts about your home and covers you for the sake of liability should something arise after the new homeowner takes occupancy.

Also, be open to repainting. Let’s face it, you like a sunshiny room in your kitchen or bathroom. Unfortunately, that bright yellow doesn’t always work out for a potential buyer. You’re probably gonna want to invest in some paint and tone that bad boy down with a more “in” color. Open up a magazine, or just turn on HGTV and you’ll find out what colors are “in”. Also, use a professional painter, unless you’ve got the gift of painting. It can be considered an art form.

Stage It!

Now that we’ve fixed all your minor repairs, painted, cleaned and de-cluttered, you’re ready for staging! Staging is an exaggeration of the de-cluttering process. Basically, it’s the guts and glory of moving your furniture around to get a better “flow” of the room. Now some people just have a knack for design and room flow. Others need a little boost. Nothing wrong with that! So, stagers can be hired to come in and reset your home to get the HGTV feel for professional photographers to come in and photo shoot your home.

Sell It!

Finding the right agent to sell your home: You want to look for someone that you can communicate with and who “gets” you. Someone who has your back at all times. Someone who listens to you. Someone that is responsive, a hard – worker who will answer calls/texts/emails, follow up with other agents, and homebuyers who are interested. Someone who knows the market and understands the process of home selling. These are key ingredients to a successful real estate transaction. Lego Table: Old Armoire Doors, Things from Amazon and BAM!

My kiddos needed a place to  store all of the components from their Lego sets so I bought various materials on Smile.Amazon.com, found a few unused items, hired my husband and created a Lego table from old armoire doors.

Please watch the video to understand the process of making this custom Lego station.

 

Many time kids just don’t understand where they need to put things when they clean up their spaces. This station helps them understand the need for organization and helps parents set expectations. It’s been a Godsend for our family! Finding additional space in our homes is a must. If you need help choosing materials or constructing the project just ask a family member or friend for advice. In many instances, this DIY method will be less expensive than a manufactured product.
